Asbestos Risk Assessment — Generated Instantly for £29
Under the Control of Asbestos Regulations 2012, every refurbishment or demolition project on a pre-2000 building requires an asbestos risk assessment before work begins. Describe the building, survey findings and planned works — we generate a fully written, UK-compliant asbestos awareness risk assessment covering all legal duties and control measures in minutes.
Used by builders, refurbishment contractors, facilities managers and duty holders across the UK

🏗️ Pre-2000 building? Asbestos is presumed present until proven otherwise. Mention the building age, construction type and planned works — we'll include the duty to manage asbestos requirements under Regulation 4 of CAR 2012 and the stop-work protocols required if asbestos is discovered unexpectedly.
Legal requirements for asbestos in construction
The Control of Asbestos Regulations 2012 (CAR 2012) impose strict duties on anyone who owns, occupies or manages non-domestic premises built before 2000. Regulation 4 requires duty holders to manage the risk from asbestos-containing materials (ACMs) by identifying their location, assessing their condition and implementing a management plan. This is commonly known as the duty to manage asbestos.
Regulation 5 requires employers to prevent exposure to asbestos. Before any refurbishment or demolition work begins, an asbestos survey must be carried out and a written risk assessment must be completed identifying how asbestos will be managed, removed or encapsulated. Licensed asbestos removal work (notifiable non-licensed work under Regulation 3) must be notified to the HSE at least 14 days before work starts.
Regulation 10 requires that every person liable to disturb asbestos during their work receives asbestos awareness training. This applies to all construction trades — joiners, electricians, plumbers, decorators — working in pre-2000 buildings. The training must cover the health risks, where asbestos is likely to be found, and what to do if suspected ACMs are discovered.
Failure to comply with CAR 2012 is a criminal offence. In 2022–23, the HSE issued 89 improvement notices and 12 prohibition notices related to asbestos management failures. Prosecutions for breaches of CAR 2012 have resulted in fines exceeding £500,000 for duty holders who failed to manage asbestos risks adequately.
How it works

1. Describe the building and survey findings
Tell us the building age, construction type, survey type (management, refurbishment or demolition) and the asbestos-containing materials identified. Include planned works — removal, encapsulation, or working near ACMs without disturbance. If licensed removal is required, mention it and we'll include the notification and control requirements.

2. Let the app take the strain
Anyrisks produces a fully written, UK-compliant asbestos awareness risk assessment referencing the Control of Asbestos Regulations 2012, HSG264 (Asbestos: The Survey Guide) and HSG210 (Asbestos Essentials).

3. Instant download and use
Download as PDF and Word. Hand it to your principal contractor, submit it as part of your RAMS pack, or file it as evidence of compliance with your duty to manage asbestos. £29, no subscription.

Frequently asked questions
Do I need an asbestos risk assessment for every refurbishment?
Yes — under the Control of Asbestos Regulations 2012, duty holders must identify and assess asbestos-containing materials before any refurbishment or demolition work begins. This applies to all non-domestic premises and common parts of domestic buildings built before 2000.
Does this cover both refurbishment and demolition surveys?
The risk assessment covers the working method you describe. If you are managing refurbishment or demolition works following a Type 3 survey, describe the survey findings, ACM locations and removal procedures — the assessment will incorporate these controls.
What if asbestos is discovered during the job?
If unexpected asbestos is found, work must stop immediately in that area. The risk assessment should include the stop-work protocol required under Regulation 11 of CAR 2012, plus notification procedures to the duty holder and licensed contractor call-out arrangements.
Is this accepted by principal contractors and HSE?
Yes — Anyrisks produces a fully written, regulation-referenced asbestos awareness risk assessment in the professional format expected by principal contractors, site managers and HSE inspectors. It references the Control of Asbestos Regulations 2012 and HSG264 (Asbestos: The Survey Guide) where relevant.
Can it be used for licensed and non-licensed asbestos work?
Yes — describe whether the work is notifiable (licensed), non-licensed or sporadic and low intensity (SALI). The assessment will reflect the legal requirements and control measures appropriate to that work type under CAR 2012.
Does it include emergency asbestos exposure procedures?
Yes — if you mention emergency response or unexpected asbestos discovery, the assessment will include immediate action procedures, decontamination steps, HSE notification requirements (if applicable) and medical surveillance protocols.
How long does it take to generate?
Under 2 minutes. Describe the building type, survey findings, ACM location and removal or encapsulation method — Anyrisks produces a complete, regulation-referenced asbestos awareness risk assessment instantly.
What about asbestos awareness training requirements?
Regulation 10 of CAR 2012 requires asbestos awareness training for anyone liable to disturb asbestos. If you describe who is working on site, the assessment will include the training requirement and the competency standards expected for that work type.
