Asbestos Risk Assessment — Legally Required, Generated Instantly for £29
Describe the building work, property age and location of suspected asbestos. We generate a complete, legally compliant asbestos risk assessment covering survey requirements, control measures and all relevant regulations in minutes.
Used by contractors, builders, landlords and facilities managers across the UK

⚠️ Working on any building constructed before 2000? An asbestos risk assessment is legally required under the Control of Asbestos Regulations 2012 before work begins. Mention suspected asbestos locations (ceiling tiles, pipe lagging, Artex) and we'll include the correct survey requirements, notification duties and control measures.
Legal requirements for asbestos management
The Control of Asbestos Regulations 2012 place a legal duty on anyone responsible for non-domestic premises to manage asbestos-containing materials (ACMs). Regulation 4 — the duty to manage asbestos — requires building owners, landlords and those with maintenance responsibilities to identify the presence and condition of ACMs, assess the risk, and prepare a written management plan.
For anyone carrying out work that may disturb asbestos, Regulation 5 requires an assessment of whether asbestos is or is likely to be present. If work will disturb ACMs, Regulation 6 requires that work is notified to the HSE (for licensable work) or carried out under strict control measures (for non-licensable work). Failure to assess asbestos risk before starting work is a criminal offence and can result in unlimited fines and imprisonment.
Asbestos was commonly used in UK buildings until 1999. Properties built or refurbished before 2000 are highly likely to contain asbestos in ceiling tiles, pipe lagging, Artex textured coatings, floor tiles, roofing sheets, insulation boards and cement products. The HSE estimates that asbestos is still present in around 500,000 non-domestic buildings in the UK.
A written asbestos risk assessment must be completed before any building work begins on pre-2000 properties. This document is expected by principal contractors, building control officers and HSE inspectors. Anyrisks assessments reference the Control of Asbestos Regulations 2012 and HSE guidance (HSG264 and HSG227) and are accepted across the construction and facilities management sectors.

Frequently asked questions
Is an asbestos risk assessment legally required?
Yes — the Control of Asbestos Regulations 2012 require anyone responsible for non-domestic premises to manage asbestos under Regulation 4. For building work on any pre-2000 property, Regulation 5 requires an assessment of whether asbestos is present before work begins. Failure to assess asbestos risk is a criminal offence.
Do I need an asbestos survey as well as a risk assessment?
If the building was constructed or refurbished before 2000 and you cannot confirm that asbestos is absent, a survey is required. The risk assessment will specify the type of survey needed — management survey (for occupied buildings) or refurbishment/demolition survey (for intrusive work). Anyrisks assessments include survey recommendations based on your work description.
When do I need to notify the HSE?
Licensable asbestos work (removal of asbestos insulation, insulation board or asbestos coating) must be notified to the HSE at least 14 days before work begins. Non-licensable work (e.g. removal of asbestos cement, floor tiles, textured coatings under controlled conditions) does not require notification but must still be risk-assessed and carried out under strict controls. Anyrisks assessments specify notification requirements based on your work.
Can I remove asbestos myself?
It depends. Non-licensable asbestos work (e.g. small-scale removal of textured coatings, floor tiles or asbestos cement) can be carried out by a competent person under strict control measures, including PPE, wetting down, and proper disposal. Licensable work must be carried out by a licensed asbestos removal contractor. The risk assessment will clarify which applies to your work.
What if I discover asbestos during work?
Stop work immediately. Do not disturb the material. Cordon off the area and seek advice from a licensed asbestos surveyor or removal contractor. The risk assessment includes emergency procedures for unexpected asbestos discovery during work.
Is this accepted by contractors and the HSE?
Yes — Anyrisks produces a fully written, regulation-referenced asbestos risk assessment in the standard format expected by principal contractors, building control officers and HSE inspectors. The format is professional and legally compliant.
How quickly can I get the assessment?
Under 2 minutes. Describe the building, the work and any known or suspected asbestos locations, and Anyrisks produces a complete asbestos risk assessment instantly.
