Building Risk Assessment — Generated Instantly for £29

A building risk assessment identifies hazards in premises and sets out controls to protect occupants, visitors and contractors. Describe your building type, occupancy and known hazards — we generate a fully written, UK-compliant building risk assessment in minutes, covering structural safety, access, utilities and all relevant regulations.

Used by landlords, property managers, facilities teams and building owners across the UK

Legal requirements for building risk assessments

The Management of Health and Safety at Work Regulations 1999 impose a legal duty on every employer and person in control of non-domestic premises to carry out a suitable and sufficient risk assessment. Regulation 3(1) requires you to identify hazards, assess who might be harmed, and put control measures in place to prevent injury or illness.

For buildings, this means assessing structural hazards (fragile roofs, unguarded edges, unstable floors), slips and trips, access and egress, utilities (gas, electricity, water), manual handling during maintenance, working at height, confined spaces, asbestos (if present), and any specific risks from the building's use (e.g. heavy machinery in a workshop, chemical storage in a laboratory).

The Workplace (Health, Safety and Welfare) Regulations 1992 set minimum standards for workplace premises, including safe access, adequate lighting, ventilation, temperature, sanitation and maintenance. A building risk assessment must demonstrate compliance with these regulations and identify any shortfalls.

If the building is used by the public or contains common areas (e.g. residential blocks, offices, retail units), the Occupiers' Liability Acts 1957 and 1984 impose a duty of care to visitors and even trespassers. A documented risk assessment is essential evidence of due diligence if an accident occurs.

Fire safety is governed separately by the Regulatory Reform (Fire Safety) Order 2005, which requires a separate fire risk assessment for most non-domestic premises. Asbestos management is covered by the Control of Asbestos Regulations 2012. Anyrisks can generate both — mention asbestos or fire-specific concerns and they will be included in the general building assessment, but dedicated assessments are often required.

How it works

Step 1 - describe your building

1. Describe your building

Tell us the building type (office, warehouse, retail, care home, residential block), size, number of floors, occupancy, and any specific hazards (asbestos, fragile roof, confined spaces, heavy plant). If contractors or maintenance staff access restricted areas, mention it and we will include relevant controls.

Step 2 - AI generates your building risk assessment

2. Let the app take the strain

Anyrisks produces a fully written, UK-compliant building risk assessment referencing the Management of Health and Safety at Work Regulations 1999, Workplace (Health, Safety and Welfare) Regulations 1992 and other relevant legislation.

Step 3 - download your building risk assessment

3. Instant download and use

Download as PDF and Word. File it as part of your building safety documentation, share it with insurers, tenants or contractors, or use it to demonstrate compliance during inspections. £29, no subscription.

Frequently asked questions

Do I need a building risk assessment for every property I manage?

Yes — under the Management of Health and Safety at Work Regulations 1999, every employer and person in control of premises must carry out a suitable and sufficient risk assessment. This applies to landlords, property managers, facilities teams and building owners across all sectors.

Does it cover fire safety requirements?

The building risk assessment addresses general workplace hazards and structural safety. Fire risk is covered separately under the Regulatory Reform (Fire Safety) Order 2005 — you will need a dedicated fire risk assessment for most non-domestic premises. Anyrisks can generate both.

What about asbestos — is that included?

If you mention asbestos-containing materials (ACM) or suspect asbestos in the building, controls will be included. However, a dedicated asbestos management survey under the Control of Asbestos Regulations 2012 is a separate requirement for most buildings constructed before 2000.

Can I use this for both commercial and residential properties?

Yes — describe the property type (office, retail, warehouse, residential block, care home, etc.) and the assessment will reflect the relevant hazards and occupancy risks. Controls differ significantly between commercial and residential premises.

Does it meet my insurer's requirements?

Anyrisks produces a fully written, regulation-referenced risk assessment in the standard format expected by UK insurers, local authorities and the HSE. If your insurer has specified particular inclusions, describe those in your job description and they will be covered.

How quickly can I get the building risk assessment?

Under 2 minutes. Describe the building type, size, occupancy and known hazards, and Anyrisks generates a complete, UK-compliant building risk assessment instantly.

Do I need separate assessments for each floor or area?

It depends on the complexity and use. A single building with uniform occupancy and hazards can be covered in one assessment. If different floors have materially different risks (e.g. retail on ground, offices above, plant room on roof), describe each area and we will produce a comprehensive assessment covering all zones.

What if the building has disabled access requirements?

Mention accessibility features, evacuation procedures for disabled occupants, or any PEEPs (Personal Emergency Evacuation Plans) in place, and these will be addressed in the assessment alongside general building safety controls.
